Why Is Staging Your Home Part Of Real Estate Marketing?
Most people realize that a first impression is formed in just a matter of seconds. In your marketplace how long does the average home take to make an impression? Many sellers know how important it is for the home to appear inviting from the street.
Traditionally lots of effort is put into the exterior and the yards to the point that the interior is often overlooked. It is important to put some thought into how the inside of your homes shows to strangers.
That means you treat the family house like an off Broadway play and stage each room and what is in it to gain a favorable response.
We have all been taught the maxim that you cannot judge a book by its cover and we know that means we have to examine it closer. Staging has gone way beyond just the location of furniture. We know that many factors instill a sense of belonging in buyers.
The interior is roomful of chances to captivate your prospective buyers. Today there are many entrepreneurs and real estate agents that specialize is showing off your home. Ask your friends who have sold their homes, consult your Broker, or check the real estate ads to find a professional stager.
A small touch may create a subliminal impression too. There is a University study out that says people perceive you more positively if they even think you work out. The casual display of an at home fitness program or leaving a pair of skinny jeans in a strategic location may contribute to a favorable buyer opinion.
Music is a great bond. An upright piano in the right space or a takamine acoustic guitar in the proper setting can be part of a staging for your home. Even a player piano with a collection of songs that roll rather than rock can be effective.
Some stagers will move out all the old newspapers, gossip magazines, and concentrate on displaying books. They will often stay away from political fare and anything that presses a controversial button. Instead they may put out suspense books, cookbooks, and other mainstream subjects.
The idea is that what you have on display may create a connection with potential buyers at some level. This can be accomplished with clothing, wall hangings, book collections, music, and other items that strike a chord in the eyes of the beholder.
Get rid of non-essential items and decorative creatively and sparingly. A pile of pots and pans may not make the same impression as some healthy cooking vegetables and fruit displays. Your thoughtful staging can bridge and unite the positive feelings from the curb to the backyard.
